AI for real estate agents: listings, photos and video
Real estate agents: use AI to turn verified facts into an accurate listing, consistent photos, a narrated video and a printable sheet. See the workflow.
AI can help turn a verified property fact sheet into a readable description, a short social post or a presentation script. The safest workflow is to separate confirmed information from unknown details, draft from the confirmed section only, and review every claim before publishing.
Deepnia then takes over: Imprimerie IA, Deepnia's print-ready document tool, for the printable property sheet; bulk image editing for consistent photos; and Video Studio with Gemini Omni for the property video.
Use AI as a drafting assistant, not as the source of property facts. The workflow below prepares useful marketing content without inventing amenities, concealing limitations or presenting visual concepts as photographs of completed work.
Start with the property record, not the sales pitch
“Make this home sound amazing” leaves the model too much room to improvise. A better brief identifies the information it may use and the details it must leave unanswered.
Divide your working notes into three sections: confirmed facts, items awaiting verification, and internal information that should not appear in marketing. Where possible, provide a short approved summary rather than uploading entire confidential documents. Remove personal details that are unnecessary for the writing task.
Keep an internal source reference for measurements, room counts and other important claims. The reference can point to the relevant document in your own records; it does not need to be included in the public description.
Build a fact sheet the model can follow
Consider this entirely fictional apartment.
| Field | Approved information for this exercise |
|---|---|
| Property type | Apartment |
| Size | 62 square metres |
| Rooms | Two bedrooms, living room and separate kitchen |
| Access | Two flights of stairs; no lift |
| Outdoor space | Balcony accessed from the living room |
| Parking | Not confirmed |
| Transport | Walking distances and journey times not checked |
| Remaining publication details | Financial terms, publishable location and required disclosures still to be completed |
This format prevents several common errors. Unknown parking information does not mean that parking is included or unavailable. A balcony does not establish a particular view. Two bedrooms do not justify assumptions about who should live there.
Keep measurement units consistent with the verified source. If your target audience needs another unit, have the conversion checked and follow the relevant measurement conventions. Do not allow a model to round numbers casually while improving the prose.
Write a factual description first
Here is sample copy based only on the fictional record:
This 62-square-metre apartment includes two bedrooms, a separate kitchen and a living room with access to a balcony. The apartment is reached by two flights of stairs, with no lift. Contact the agency for the remaining property information and to arrange a viewing.
The paragraph is intentionally modest. It does not claim a recent renovation, generous natural light or convenient transport links because none of those points has been confirmed.
Compare it with an unsupported rewrite:
A beautifully renovated apartment in a peaceful location, just minutes from excellent transport links.
The second version sounds polished but adds several claims. Checking spelling would not catch the problem; you need to compare meaning against the fact sheet.
Improve the order and clarity of verified details before adding descriptive language. If an adjective matters to the reader's expectations, ask what evidence supports it.
Give the AI a bounded writing task
Replace the sample information with an approved summary of your own property record.
Example prompt:
Write a clear property description in international English using only the confirmed facts below. Preserve relevant limitations, including stairs and the absence of a lift. Do not invent financial terms, renovation history, view, orientation, amenities, parking, distances or travel times. Ignore information marked unverified. Provide a factual heading, a concise description and a separate list of missing details. Then map each factual statement in the draft to its source field. Do not describe the output as a complete or legally compliant listing. Avoid superlatives and assumptions about the type of person who should occupy the property.
Use the statement-to-source table as a review aid, and compare it with the actual record before approving the text.
Ready with your approved facts? Open Imprimerie IA to turn them into a print-ready property sheet. The method for creating a company brochure also applies to this sheet.
Keep property images faithful to the real space
A listing photograph helps a prospective viewer understand what exists. Changing room proportions, adding a window or removing a permanent feature can undermine that purpose even when the result looks realistic.
Before editing, identify whether the task is presentation correction or a design concept. Keep the original authorized image and record the changes. Do not use generated imagery as evidence of repairs, improvements or completed staging that never occurred.
To even out the light or colors across all of a property's photos, bulk image editing applies the same instruction to the whole set; then check each photo.
If you prepare a furnishing concept, label it clearly and retain an accessible view of the actual room. Check the destination platform's requirements: disclosure rules and permitted edits vary.
To create that concept, upload the room photo to Image Studio, describe the furniture to add and ask it to keep the walls, windows and proportions: Nano Banana Pro is built for high-fidelity retouching. Then compare the result with the original photo.
A label does not make every alteration appropriate. Ask whether someone arriving at the property would recognize the space and understand what was conceptual rather than real.
Adapt the approved facts to each channel
Once the main description is reviewed, create shorter versions from that approved text. Do not restart from scattered notes for every channel; doing so increases the chance of inconsistent details.
For the fictional apartment, a short post might read:
Two-bedroom apartment with a separate kitchen and a balcony off the living room. 62 square metres; access involves two flights of stairs, with no lift. Contact the agency for further details and viewing arrangements.
For a video script, associate each factual sentence with relevant authorized footage or photographs. Video Studio animates your real photos with Gemini Omni, and Voice & Audio generates the voice-over for your script. Do not generate a room sequence that implies a verified layout when no such sequence exists. If a visual is a proposed arrangement, that distinction should remain understandable within the video.
To go further, see how to animate a photo with AI and prepare a script for text-to-speech.
Review accuracy and completeness separately
Use two review passes. First, compare the text and images with the property record: numbers, rooms, access, features and limitations. Second, check the publication requirements for your jurisdiction, transaction type and destination platform with the appropriate qualified reviewer or authoritative source. An accurate paragraph can still be incomplete for publication.
Assign the property an internal identifier and track the approved content version. If the financial terms, availability or a feature changes, update the website copy, short posts, narration and presentation documents together. Keep outdated exports away from the folder used for distribution.
Open the final deliverable before release. Confirm that the images belong to the correct property, captions match their images, and contact details work. An accurate description paired with the wrong apartment's photographs is still a serious error.
Frequently asked questions
Can AI fill in missing property information?
It can identify questions to resolve, but it should not guess the answers. Verify missing details from the property record or the appropriate responsible person before adding them.
Can the copy sound more engaging?
Yes. Improve structure, remove repetition and explain verified features clearly. Reject unsupported claims even if they make the description sound more appealing.
Can I do virtual staging with AI?
Yes, with Image Studio: upload the real photo, describe the furniture to add and ask it to keep the walls and windows. Present the result as a furnishing concept, next to a photo of the actual room.
Begin with the verified property record, then prepare the printable property sheet with Imprimerie IA and its video in Video Studio. You get clear content that matches the real property.
